Living in Tierra Rosa at Santa Rita Ranch
A local mom and real estate agent's perspective.
Abbey Rockey, Tierra Rosa residentI live in Tierra Rosa with my family and help buyers and sellers across Santa Rita Ranch and Liberty Hill. Everything here comes from everyday life in the village, not a brochure.
When you're choosing a neighborhood, the house is only part of the decision. You're also choosing where you'll take an evening walk, spend a Saturday afternoon, and settle into your everyday routine.
As a mom and Santa Rita Ranch resident, those are the details I think about when helping someone explore Tierra Rosa. A beautiful kitchen matters, but so does how the location works for your life outside the house.
The amenities I'd explore first
Tierra Rosa is home to the Ranch House, with a resort-style pool, waterslides, and a splash park. The village also includes the Wellness Barn, nature trails, and catch-and-release fishing lakes. Those are the places I'd put on your list when you visit.
Our family's favorite spot is the pool. We love being outside, and in Texas you need a way to cool down while you do it. With a little one, we especially appreciate the splash pad.
When you tour a home, walk the actual route to the amenities you'll use most. Something that looks close on a community map can feel different when you're pushing a stroller, carrying pool bags, or crossing a busier street.
What the homes and streets are like
Tierra Rosa offers several home collections rather than one uniform type of house, including cottage and estate collections. Builders listed for the village include Chesmar, Highland Homes, Perry Homes, Scott Felder, Sitterle, and Taylor Morrison. Current availability changes often, so ask me what's open now.
For a sense of the range, Perry Homes' Tierra Rosa page currently lists collections from roughly 1,500 to 5,600 square feet, on 40-, 45-, 50-, and 90-foot homesites. Those figures describe Perry's collections, not every home in the village.
The streets along our favorite walking route have a slow, relaxed pace, and the wide roads leave plenty of room for strollers and kids on bikes.
My advice is to look beyond square footage. Check:
- Backyard depth and what sits behind the property
- The distance between homes
- Driveway space for your cars, bikes, and guests
- Where the afternoon sun hits the backyard
A wider homesite doesn't automatically give you the backyard layout you want, so it's worth standing in the yard before you decide.

School zoning: one detail that confuses people
The community identifies the Tierra Rosa village as zoned to Georgetown ISD, and San Gabriel Elementary sits inside the village. Here's the catch: Santa Rita Ranch also has a school named Tierra Rosa Elementary, and that campus belongs to Liberty Hill ISD. Don't assume a school's name tells you the district.
Always confirm the current district and campus assignments for the exact address you're considering. Zones can change as these growing districts open new schools.
What I'd tell a friend considering Tierra Rosa
Visit more than once. Tour the house, then come back around the time you'd normally commute or take an evening walk. Spend a little time exploring the surrounding streets instead of heading straight out of the neighborhood.
Compare the full monthly cost, too: mortgage, property taxes (including any MUD tax), insurance, and HOA dues. If you're considering new construction, we can line up the builder's written incentives against resale options and see what each home actually includes.
