Family life in Santa Rita Ranch

Built around the way families actually live.

Santa Rita Ranch is a master-planned community on SH 29 between Liberty Hill and Georgetown. Schools, pools, parks, and trails are part of the neighborhood, so weekday routines and weekend plans stay close to home.

Schools close to home

Served by Liberty Hill ISD and Georgetown ISD, with campuses from both districts inside the community. The district depends on the address, so ask me to confirm zoning for any home.

Summers at the pool

Resort-style pools and splash pads at the amenity centers, with lawns and pavilions for birthday parties and community events.

Parks, trails & playgrounds

Miles of hike-and-bike trails, greenbelts, playgrounds, and dog parks for after-school bike rides and evening walks.

Room for everyone

Many floor plans offer 4–5 bedrooms, game rooms, and flex spaces, from move-in-ready new builds to resale homes with established yards.

Historic downtown Liberty Hill
Small-town Liberty Hill

A hometown feel, with the city within reach.

Liberty Hill still has its historic limestone downtown, local restaurants, and the kind of Friday-night community that families move here for. Georgetown's shopping and the Austin job market are a short drive away when you need them.

  • Historic downtown and local shops
  • Hill Country parks, rivers, and lakes nearby
  • Room to breathe, with newer homes and larger lots than in Austin

Questions parents ask

Before you buy in Santa Rita Ranch

Which schools serve Santa Rita Ranch?

Santa Rita Ranch is served by two districts, Liberty Hill ISD and Georgetown ISD, and both have campuses inside the community. Which district and campuses a home is zoned for depends on its exact address, and zones can change as new schools open, so always confirm with the district before you buy. I'll help you check it for every home you consider.

Is it a good fit for families with young kids?

Many families choose Santa Rita Ranch for the pools, splash pads, playgrounds, and trails inside the neighborhood, plus the newer homes with bigger floor plans. The right section depends on what matters most to you, like walking distance to a school or pool, backing to a greenbelt, or a quiet cul-de-sac. Tell me your priorities and I'll narrow it down.

What are property taxes like?

Like most master-planned communities in Williamson County, sections of Santa Rita Ranch are in a Municipal Utility District (MUD), which adds to the total tax rate. The rate can differ between sections, so compare the all-in rate, not just the price, when you choose a home. I'll give you the current rate for any home you're considering.

Should we buy new construction or resale?

New builds often come with rate buydowns and closing-cost help. Resale homes usually have finished landscaping, fences for kids and pets, window coverings, and a faster close, which helps if you're moving before a school year. Your own agent puts someone on your side for the contract, inspections, and walkthroughs. Builders often offer to pay buyer-agent compensation, but that depends on each builder's offer and the agreement you sign with your agent, so we'll go over it in writing before you tour.

Do we need our own agent if we visit a model home?

Builder sales reps work for the builder. Most builders require your agent to be with you, or registered, on your first visit, so reach out before you tour models.

Is there an HOA?

Yes. HOA dues cover the amenity centers, pools, trails, and common-area upkeep. I'll give you the current dues and any section-specific fees for homes you're interested in.
