Pricing a resale home against new construction
In Santa Rita Ranch, your home isn't only competing with other resale listings. Buyers often tour a builder's move-in-ready home the same afternoon, and builders can offer things an individual seller usually can't, like mortgage rate buydowns, closing-cost credits, and a new-home warranty.
That doesn't mean resale homes lose. Your home likely has things a model-home price leaves out:
- A finished, fenced backyard and established landscaping
- Window coverings, upgraded lighting, and other extras already in place
- A faster, more predictable closing date
- A settled street, without ongoing construction nearby
A good price accounts for both sides: what similar resale homes actually sold for, and what a buyer would really pay all-in for a comparable new build once incentives and add-ons are counted. That comparison is the core of my pricing review.
Which upgrades matter when selling?
Not every upgrade pays you back. Before you spend money, focus on what buyers notice first and what helps your home stand up to a brand-new one:
- Fresh, neutral paint and repaired touch-ups throughout
- Curb appeal: trimmed landscaping, fresh mulch, a clean entry
- Small fixes buyers would flag on an inspection, handled before you list
- Deep cleaning and decluttering so rooms photograph well
Bigger projects, like a kitchen remodel, rarely make sense right before a sale. I'll walk through your home and tell you honestly what's worth doing and what isn't.
What could you walk away with?
Your net proceeds are the sale price minus the costs of selling. Every sale is different, but the breakdown in your pricing review covers items like these:
| Estimated sale price | from comparable sales |
| Mortgage payoff | from your lender |
| Brokerage compensation | negotiable, set in your listing agreement |
| Title policy and closing fees | varies by price |
| Prorated property taxes (including any MUD) | based on closing date |
| Buyer concessions or repairs, if any | negotiated |
| Estimated net proceeds | in your review |
